Bagmane Prime Office REIT is a Bengaluru-focused Real Estate Investment Trust specialising in high-quality, Grade A+ commercial business parks. It earns stable rental income by leasing premium office space to multinational tech firms like Google, Amazon, and Nvidia.
The REIT's portfolio, with a 98.8% occupancy rate, is strategically located in key tech micro-markets. It features six major business parks totalling 20.3 million sq. ft., encompassing completed buildings, projects under construction, future development sites, and supplementary assets like hotels and solar power projects.
In FY2025, the company recorded a 7.5% year-over-year (YoY) increase in revenue from operations, rising to ₹2370.75 crore from ₹2205.37 crore in FY2024. Concurrently, the EBITDA margin expanded to 80.4% in FY2025 from 78.9% in FY2024.
