Possession Certificate

A possession certificate, often referred to as a possession letter, is one of the most crucial documents that a property seller offers to a buyer. It is typically administered by a Tehsildar in rural regions and a Revenue Divisional Officer (RDO) in urban areas. This certificate can be used to acquire a house loan from a financial institution.

A possession certificate provides documentation that the ownership interest in the property has been transferred legally. To prove that you are a legal owner of the property, you must obtain an occupancy certificate.

It is provided by the local authorities and states that the property was built in accordance with local legislation and is complete according to the approved plan. The certificate proves that the property is ready for use. It is a required document that confirms your ownership of the property. If you do not obtain the certificate, local authorities may declare the property illegal.

Difference Between Occupancy Certificate and Possession

A possession letter does not transfer legal ownership of the property to the buyer. To do so, he or she must obtain an occupancy certificate, which grants him or her not only the rights to the property but also access to the civic amenities provided by the complex.

The possession letter also specifies the time frame within which the owner must make the final payment and take possession of the property. To secure a house loan, the original copy of the possession letter must be supplied. 

An occupancy certificate, on the other hand, is provided by local authorities to indicate that a project has been completed and that the building is ready for habitation. It also specifies that the property was constructed in accordance with all applicable bylaws and guidelines. The certificate also grants homeowners ownership of the property.

How do you get a Possession Certificate Offline?

To receive a Possession Certificate, the applicant must submit an application in the prescribed format, along with the required papers, to the appropriate official in the office of the relevant Deputy Secretary.

To obtain the service, the applicant will not be charged any costs. The processing time for the application will be seven working days from the time of submission. Once the application has been verified, the applicant will be notified to receive the possession certificate from the appropriate staff. Finally, the applicant must sign in a register to acknowledge receipt of the certificate.

How to Get a Possession Certificate Online?

To apply for a Possession Certificate online, the user must follow the steps outlined below:

Step 1: The user must go to the Karnataka Saka Services system's official website.

Step 2: On the home page you will have to click on "Sometimes Internet Services."

Step 3: Next, select "Bangalore Development Authority (BDA)," which will take you to the Sakala Online Services website.

Step 4: To apply for the Possession Certificate, click the "Apply Online" button.

Step 5: Fill out all of the essential information in the form and click the submit button.

Step 6: Now, upload all of the required documents.

Step 7: After you click the submit button, the current page will redirect to an acknowledgment page.

Step 8: Lastly, you can print a copy of your application from BDA by clicking the 'print' button.

Documents Required to Get the Land Possession Certificate

The following documents will be required to obtain a possession certificate:

  • Evidence of current property or land tax payment.
  • Property ownership proof of identity.
  • A ration card, income certificate, and Aadhaar card are all required.
  • A duplicate of the Encumbrance Certificate.
  • Two clear passport-sized photographs.
  • A clear photograph of the building/property/land is required.
  • A copy of the property's registered lease and/or selling agreement.

How to Check Possession Certificate Status

You may simply track the status of your property's possession certificate by using any of the following methods:

Meeseva Portal: You can use the Meeseva portal to check the status of your possession certificate. Simply log in to your Meeseva account and select the option to track the status of your application for a possession certificate from the home page. Enter your application number and then click "Track Application Status." On your screen, you will be able to monitor the status of your application.

E-District Portal: Go to your state's E-District site and select the "Transaction History" option. Enter your application number now. The status of your possession certificate will be displayed on your screen.
