Patta is also known as a Rightful Record (RoR). Since the word “digitalization” was coined, the government did wonders. The method of digitizing valuable records that are related to a specific country process is known as digitalization. 

The Patta paper is an example of a document released by the Tamil Nadu government. The Patta contains the following legal points:-

  • Name of Owner
  • Number of Patta
  • District, Taluk, and Village Name
  • Survey Number
  • Subdivision
  • Area Dimensions
  • Tax Details
  • Wet or Dryland

Chitta Meaning

The Chitta paper is a document that shows citizens information regarding land and income. Lands are generally classified into the following categories:-

  • Nanjai – Wetland
  • Punjai – Dryland

Difference Between Patta and Chitta

Patta Chitta
  • Patta provides information on land ownership, including land area, location, and survey information.

  • If you are about to purchase a home, you can check the Patta of the property to ensure a secure purchase.

  • This will ensure that the purchase is made by the correct owner, according to the government’s documents.
  • Chitta is a term that refers to immovable property that is managed by the Taluk office and the Village Administrative Officer (VAO).

  • Chitta describes the essence of the land, whether Nanjai or Punjai, as well as the specifics of the property’s owner.

Patta Chitta Overview

For each piece of land in Tamil Nadu, a Patta Chitta is a single combined document containing the Patta (Record of Rights) and Chitta (land records held by a village and Taluk administration) (TN). The Patta and Chitta were two separate documents until 2015 when they were combined into a single TN Patta with all related material. 

The Chitta is no longer available on its own. The government of Tamil Nadu proposed in 2018 that all traditional Patta Chittas be phased out and replaced with digital TN Patta Chitta [ePatta] to provide greater connectivity to its people.

Information Contained in Patta Chitta

The following information can be found on the TN Patta Chitta Land Record:

  • Land owner’s Name
  • Patta Number or Account Number
  • Survey Number and Sub-division
  • District, Taluk, and Village to which the owner and the land belongs
  • Land Dimensions
  • Tax details of the owner
  • Land Type or Nature – Nanjai (wetland) or Punjai (dryland)
  • Chitta land ownership

Apply for Patta Chitta online

The TN government has streamlined the procedure of filing for Patta Chitta electronically after the merger of Patta and Chitta in 2015. The following documents are needed to apply for a Patta Chitta online:

  • To request these revenue services, go to the Tamil Nadu Government’s official website at https://eservices.tn.gov.in/eservicesnew/index.html

  • After that, you must press the link labeled “View Patta & FMB/Chitta/TSLR Extract.”

  • This will take you to a new screen where you can choose your District and Area Form (Rural or Urban).

  • Following the completion of the form, you will be directed to fill in the appropriate fields on the screen, such as district, Taluk, Town, Ward, Block, Survey number, Sub-division number, and finally the authentication value. You must apply and continue after submitting this information.

  • The Town Survey Land Register will issue you an online certificate containing the information for the relevant land or property after you have successfully provided all of the above mandatory documentation. This certificate would be made up of important details such as the type of land creation, the survey number, the location, and the municipal door number, among other things.

  • You have successfully applied for the Patta after you have completed the form and submitted it along with the following documents.

– For authentication, a photocopy of the sale deed is needed, as well as the original copy in hand.

– Any proof of ownership For eg, a paid EB bill, a tax refund, and a certificate of encumbrance.

Online Patta Verification

  • The ‘Verify Patta’ choice on the ‘Anytime/Anywhere E-services’ page can be used to verify the certificates granted online by the Town Survey Land Register.

  • When you click on ‘Verify Patta,’ you will be taken to a page where you must enter a ‘Reference Number.’

  • Fill in the “Reference Number” field and press the “Submit” button.

  • On your phone, the authentication information of the concerned Patta will now appear.

Check Application Status of Patta Chitta Online

If you applied for an online Patta Chitta and are waiting for it to be approved, you can verify the status of your submission by going to https://edistricts.tn.gov.in/revenue report/status.html on the TN E-district portal.

To check the status of your submission, enter the application ID and the displayed “Captcha value” and press the “Get Status” button.

Validity of Patta Certificate

The validity of the issued certificate can be checked online, with:

Step 1: Log in to the Patta Chitta Portal.

Step 2: Select the ‘verify patta’ option.

Step 3: Enter the reference number and then click on submit.

Step 4: Now, the verification details of your Patta is generated.

Documents Needed 

With the application to transfer, you would have to submit documents such as:

  • A Photocopy of the Sale Deed
  • Proof of Possession. Eg, Tax Receipt or Electricity Bill
  • Encumbrance Certificate
